Aditya Birla Real Estate reported strong Q2FY26 performance with bookings of INR890 crores, up 111% QoQ, despite no new launches during the quarter. As of September 30, 2025, 80% of launched area across India has been sold, with flagship projects Birla Niyaara (Mumbai) and Birla Evara (Bengaluru) recording sales of INR320 crores and INR326 crores respectively. Management disclosed a robust launch pipeline of INR13,900 crores GDV for the remainder of FY26, with total portfolio GDV at INR70,000 crores providing multi-year visibility. An additional INR30,000 crores of projects are in advanced due diligence, with plans to finalize INR10,000-15,000 crores in BD deals before year-end. The company expects cumulative collections of INR2,000 crores by December 2025, guided by ~25% EBITDA margins, and plans to enter the commercial office space (~1 million sqft) in Worli. Construction capacity is scaling from 6 million sqft last year to a target of 50 million sqft, supported by a INR10 billion debt raise mainly for business development.
Strong bookings growth and a deep launch pipeline support continued sales momentum, while improved collections expected in H2 should ease short-term cash flow concerns. The BD pipeline and entry into commercial real estate signal longer-term growth potential, likely to be viewed positively by investors.
