Birla Estates Private Limited (BEPL), a wholly-owned subsidiary of Aditya Birla Real Estate Limited, has secured approximately USD 50 million (around INR 420 crores) from the International Finance Corporation (IFC), a World Bank Group member. The funds will be deployed across two projects: about INR 148 crores for the Manjri project in Pune (roughly 3.13 million sq. ft of saleable area) and about INR 272 crores for the Thane project (roughly 6.43 million sq. ft of saleable area). The two projects will be developed through separate Special Purpose Vehicles (SPVs), in which Birla Estates will retain a 56% economic interest while IFC will hold 44%. The company recently had its biggest quarter sales in Q4 FY25, launching 5 projects across NCR, Bengaluru, and entering the Pune market.
This is a positive development for shareholders — it brings a globally reputed institutional investor (IFC/World Bank Group) onto the cap table, validates Birla Estates' development strategy, and provides growth capital for two key projects without diluting majority control (56% retained by the company).
