The Board approved a landmark revaluation of the company's freehold land at Caravela Beach Resort, Varca, Goa, increasing its carrying value from Rs. 2.56 crores (cost) to Rs. 429.82 crores per an independent Whitestone Valuers report — a revaluation surplus of Rs. 427.26 crores credited to Other Equity through OCI. Two independent valuers (Whitestone and ANVI) were engaged; the Board adopted the lower figure. The accounting policy was changed from historical cost to revaluation model under Ind AS 8/Ind AS 16. Audited FY2026 standalone net profit stood at Rs. 2,420.49 lakhs vs. Rs. 2,609.19 lakhs in FY2025 (slight decline). Total revenue grew to Rs. 14,924.76 lakhs (vs. Rs. 14,185.89 lakhs). A second interim dividend of Rs. 0.80 per share (40%, record date May 29, payment by June 20, 2026) was declared; total FY dividend outflow of Rs. 1,663.90 lakhs. BDO India LLP was reappointed as internal auditor for FY2026-27. The auditors issued an unmodified opinion.
The land revaluation massively inflates the balance sheet (total assets jumped from ~Rs. 10,782 lakhs to ~Rs. 54,387 lakhs), signalling significant hidden asset value. Despite flat-to-moderate profit growth, the dividend and revaluation surplus are positive for shareholders. The stock could see re-rating as NAV improves.
