Arkade Developers posted Q1 FY26 revenue of Rs. 165 crores, up 32% year-on-year from Rs. 126 crores, while PAT stood at Rs. 29 crores (PAT margin 17%) and EBITDA at Rs. 34 crores with a 22% margin. Operational metrics were strong: pre-sales hit a record Rs. 142 crores (+17% YoY), collections rose 42% to Rs. 170 crores, and area sold grew 27% to 48,000 sq ft. The Board announced a maiden interim dividend of 10%, with promoters voluntarily foregoing their share to boost capital for growth. Management flagged margin pressure from increased competition in redevelopment and a plateau in property price appreciation (0-10% over the last 9 months), but expects margins to average out higher than the current quarter on a full-year basis. Three new projects were highlighted: a 4-acre ultra-luxury Filmistan project in Goregaon West (projected GDV of Rs. 3,200 crores), a Goregaon redevelopment (Rs. 350 crores potential), and a Thane entry with Rs. 2,000 crores GDV target.
Positive for shareholders on the back of strong sales momentum, a maiden dividend, zero-debt status, and a robust Rs. 5,550+ crore near-term project pipeline, though the ~800 bps EBITDA margin slip versus prior ~30% guidance and cautious commentary on price appreciation may temper near-term sentiment. Stock should track Q2 Bhandup project launch and FY27 inflection when Filmistan and Thane projects begin contributing meaningfully to revenue.
