Brookfield India REIT has filed its unitholding pattern after allotting 10,93,75,000 new units on December 10, 2025 through an institutional placement, taking total outstanding units to about 74.94 crore. The sponsor group (Brookprop and related entities) now holds 21.45% (about 16.08 crore units), of which 90% (around 14.47 crore units) are pledged or encumbered. Public institutional investors hold 56.41%, with mutual funds at 21.70%, insurance companies at 13.06%, and foreign portfolio investors at 10.21%. Non-institutional public holders account for 22.14%, including bodies corporate at 14.03% and individuals at 7.11%.
The institutional placement expanded the unit base by roughly 17%, which dilutes existing unitholders but brings in fresh capital for the REIT. The sponsor's continued high pledge level (~90% of sponsor units encumbered) is a risk flag worth monitoring, while strong mutual fund and insurance participation signals institutional confidence in the REIT.
