Brookfield India REIT has raised approximately INR 2,000 crore through 2,00,000 Sustainability-Linked Bonds (SLBs) with a 5-year tenure. The issuance was anchored by the International Finance Corporation (IFC), a World Bank Group member, with participation from marquee investors. The bonds carry the highest credit rating (Crisil AAA/Stable and ICRA AAA/Stable) and were arranged by Barclays. This is the largest sustainability-linked bond issuance by a REIT in India. Proceeds will be used for shareholder loans to select REIT entities and general corporate purposes, with financial terms linked to ESG KPIs on renewable energy adoption and water stewardship, supporting Brookfield India's Net Zero by 2040 target.
The fundraising strengthens Brookfield India REIT's balance sheet at attractive AAA-rated terms and signals strong institutional confidence in its portfolio of 10 Grade A office assets (29.1 million sq ft). The sustainability-linked structure aligns long-term financing costs with the company's ESG performance, which could enhance investor appeal and potentially support unit price stability.
