Brookfield India REIT (BIRET) announced FY2025 results with Gross Asset Value of Rs 380 Bn and NAV of Rs 336 per unit. Revenue from operations grew 34% YoY to Rs 23,856 Mn, while Net Operating Income rose 37% YoY to Rs 18,540 Mn. Distribution per unit came in at Rs 19.25, up 8.5% YoY, exceeding the company's stated FY2025 guidance. Committed occupancy improved to 88% (up 6%+ YoY) on the back of ~3.0 MSF of gross leasing at an 18% re-leasing spread. The trust raised Rs 4,728 Cr via QIP and preferential issue, more than doubling free float, and acquired a 50% stake in the 3.3 MSF North Commercial Portfolio from Bharti Group, which contributed 17% growth in NDCF. Looking ahead, the company targets 1.5–2.0 MSF of new leasing in FY2026 with 20%+ embedded DPU growth.
