Brookfield India REIT has published its audited financial results for Q4 FY25 and full year FY25 (ended March 31, 2025) via a newspaper advertisement. Revenue from operations grew to ₹2,385.6 crore in FY25 from ₹1,787.1 crore in FY24, a ~33% jump. Profit after tax surged to ₹184.8 crore from just ₹12.1 crore last year. Net Distributable Cash Flow (NDCF) rose to ₹1,062.6 crore (+38% YoY), and the full-year distribution per unit (DPU) came in at ₹19.25, up 8.5% YoY. The REIT also highlighted 3 million sq ft of gross leasing, 6%+ occupancy growth, 15% same-store NOI growth, and ₹4,728 crore raised via QIP and preferential issue for accretive acquisitions.
Strong operational and financial performance with double-digit DPU growth, robust NDCF expansion, and successful capital raise signals healthy growth momentum for unitholders. The 89% distribution payout ratio and 8.5% DPU growth are likely to be viewed positively by income-focused investors.
