DLF, Godrej Properties, other realty stocks jump up to 11% in 2 days. Is the rally sustainable?

Realty stocks including DLF, Godrej Properties, Prestige Estates, Oberoi Realty, Brigade Enterprises, Phoenix Mills, Anant Raj, Aditya Birla Real Estate and Lodha Developers surged 5–11% over two sessions, with Prestige Estates gaining over 11% and DLF/Godrej Properties up 9%+. The rebound is attributed to attractive valuations after up to 50% one-year declines, stable Q4 FY26 operational performance, positive pre-sales guidance, easing crude and bond yield concerns, and expectations of a more accommodative rate cycle. The Nifty Realty index broke out of a downward-sloping trendline and reclaimed its 100-day EMA, with analysts selectively favoring quality developers with strong balance sheets such as Prestige Estates, Oberoi Realty, Arvind Smartspaces, Phoenix Mills and DLF.
