Embassy Office Parks REIT's Debenture Committee approved the issuance of up to 2,00,000 listed, secured, redeemable, non-convertible debentures (Series XV) with a face value of ₹1,00,000 each, aggregating up to ₹2,000 Crores on a private placement basis. The base issue is ₹1,900 Crores with a greenshoe option of ₹100 Crores, issued at par with a tenure of up to 10 years. This is part of the broader ₹6,500 Crores debt raising plan approved by the Board in April 2025 for refinancing existing debt and working capital. The proceeds will be used for repaying existing debt of SPVs or for capital expenditure purposes.
This NCD issuance helps Embassy REIT refinance higher-cost existing debt with fresh long-tenure borrowing, potentially lowering interest costs and extending debt maturity profile. For unit holders, this is a routine treasury management move and is largely neutral in the near term, though successful execution at attractive rates would support the REIT's financial flexibility.
