Godrej Properties reported its highest ever quarterly net profit of INR 600 crores, up 15% year-on-year, in Q1 FY26. The company posted a booking value of INR 7,082 crores from the sale of 4,231 homes, marking the 8th consecutive quarter above INR 5,000 crores, though this was 18% lower than last year. Collections grew 22% to INR 3,670 crores and operating cash flow stood at INR 947 crores. Management reiterated its FY26 booking guidance of INR 32,500 crores, collections guidance of INR 21,000 crores, and a net debt cap of INR 10,000 crores, having already achieved 57% of its annual business development target in Q1. The management also unveiled a sizeable launch pipeline spanning Gurgaon, Worli, Versova, Indore, Hyderabad, Bangalore, Pune, and NCR, with an annual launch guidance of INR 40,000 crores. Promoters have been buying back shares and may continue to do so if the stock weakens further.
Strong profit growth, robust cash collections, and a deep launch pipeline reinforce confidence in meeting FY26 targets, which is positive for shareholders. The 18% YoY drop in quarterly booking value and pending regulatory clearances (Ashok Vihar, NGT, Bangalore ground rent) are items to watch.
