Godrej Properties delivered its best ever year across all key metrics in FY26. Q4 bookings hit INR 10,163 crores (highest ever quarterly), growing 21% QoQ, with FY26 bookings reaching INR 34,171 crores (16% YoY, 105% of guidance). Collections for FY26 stood at INR 19,965 crores, growing 17% YoY. Q4 net profit surged 70% YoY to INR 650 crores, while FY26 net profit grew 32% to INR 1,850 crores. The company added INR 42,100 crores in future sales potential through 18 new deals. FY27 guidance targets bookings of over INR 39,000 crores and collections over INR 24,000 crores (both 20% growth). Management flagged geopolitical uncertainty from the Iran conflict impacting March end sales by an estimated INR 1,000 crores, with manageable cost impact of 5-6%.
The strong results and 20% growth guidance reflect continued momentum, but FCF may remain neutral in FY27 depending on BD investments before turning strongly positive in FY28 when new projects reach revenue recognition.
