Hubtown Limited's Board has approved a Scheme of Arrangement to amalgamate its project '25 Downtown' into the listed company. The project is held through 25 South Realty Limited, in which Hubtown already owns a 75% stake. 25 Downtown is an ultra-luxury real estate project in Mahalaxmi, South Mumbai, spread across approximately 18 acres with a free-sale component of about 3.7 million square feet, comprising 5 residential towers (65-83 floors) and an office/commercial tower. Three of the five residential towers have received MahaRERA approval, bookings have begun with strong response, construction has commenced, and over 40% of rehabilitation obligations are complete. The project is designed by Hafeez Contractor (architecture) and Bill Bensley (interiors), with apartments sized between 3,400 and 25,000 sq ft offering views of the Willingdon Golf Course and Arabian Sea.
Consolidating this premium South Mumbai project onto Hubtown's books could strengthen the company's asset base and future revenue pipeline, but the actual shareholder impact will depend on the swap ratio and terms of the scheme once formally filed with NCLT and other regulators.
