Hubtown Ltd released its Q4 and FY26 investor presentation covering performance of its Mumbai-based real estate operations. FY26 pre-sales stood at INR 43,823 Mn (up 12% from INR 39,215 Mn in FY25) with 663 units sold and collections of INR 19,100 Mn. The listed company has reduced debt by 44% from INR 23.02 Bn in March 2017 to INR 12.80 Bn as of March 2026, with INR 12.52 Bn being self-liquidating project-backed debt. Proforma debt including merger entities totals INR 53.28 Bn. The company has 346.94 acres of land reserve with 34.17 msf development potential. Three schemes of arrangement involving promoter entities (Saicharan Consultancy, 25 West Realty, and Distinctive Realty) are pending NCLT approval to consolidate the corporate structure. 25 Downtown (Mahalaxmi) has 3.68 msf total area with ~50% inventory sold, while 25 South (Prabhadevi) is ~96% sold with one tower already delivered.
The strong 12% growth in pre-sales and continued debt reduction signal operational improvement, though high proforma debt of INR 53.28 Bn in merger entities remains a concern. Pending NCLT approvals for promoter mergers could simplify the corporate structure and reduce associated debt complications.
