Hubtown Ltd, a Mumbai-based real estate developer, reported FY26 full-year pre-sales of Rs. 4,382 crore and collections of Rs. 1,910 crore. For 9M FY26 (nine months ended December 2025), the company achieved pre-sales of Rs. 3,603 crore with 479 units sold across 0.88 million sq ft of area. Collections for 9M FY26 stood at Rs. 1,507 crore. The company's total development potential stands at 34.17 msf with land reserves of 346.94 acres. Key projects include 25 South in Prabhadevi (97% sold), 25 Downtown in Mahalaxmi (about 30% sold), and 25 West in Bandra (16% sold). The listed company's debt has been reduced by 51% from Rs. 23.02 billion in March 2017 to Rs. 11.27 billion as of December 2025. The company is also undergoing three merger schemes to consolidate promoter entities holding key projects.
Strong pre-sales performance demonstrates healthy demand for Hubtown's premium residential projects in Mumbai. The continued debt reduction strategy improves the company's balance sheet. However, investors should note the significant outstanding proforma debt of Rs. 50.7 billion across merger entities and that most revenue recognition remains deferred as projects are still under construction.
