Indian Hume Pipe Company has sold its freehold land at Azamabad Industrial Area, Hyderabad (about 18,311 sq. yards) to ASBL Private Limited (formerly Ashoka Builders India) for a total consideration of Rs. 173.96 Crores, with the full amount already received. The sale deed was executed and registered on 30th December 2025. The company had held this land on lease since 1931 and recently paid Rs. 107.38 Crores in conversion charges, stamp duty, registration and mutation fees to the Telangana government to convert it into freehold rights. The buyer is not related to the promoters or group companies, and the transaction is not a related-party deal. The sale pertains only to a land parcel and not to any business division or undertaking of the company.
The deal brings in Rs. 173.96 Crores of immediate cash, giving a net gain of roughly Rs. 66.58 Crores after the freehold conversion cost. This is a non-recurring, one-time gain that should strengthen the company's cash position in the near term, though it does not affect its core pipe-manufacturing business.
