IRB InvIT Fund has filed its half-yearly full valuation report with the exchanges, as required under SEBI InvIT Regulations. The valuation was done by KPMG Valuation Services LLP, with GMD Consultants providing the toll revenue and O&M cost projections. As on September 30, 2025, the Net Asset Value (NAV) at fair value stands at Rs 56,070 million (Rs 5,607 crore), translating to an NAV of Rs 96.60 per unit on 580.5 million outstanding units. The total Enterprise Value of the six underlying road SPVs (five BOT and one HAM asset) is Rs 7,845 crore. The Trust's portfolio spans road assets across Maharashtra, Gujarat, Rajasthan, Karnataka, Tamil Nadu, and Punjab, operated under NHAI concessions.
This is a routine regulatory disclosure and not a negative event. However, the NAV of Rs 96.60 per unit remains below the original IPO price of Rs 102 (issued in May 2017), which unitholders may want to track.
