Kolte-Patil Developers reported FY26 pre-sales of Rs.2,605 Cr (down 7% YoY from Rs.2,791 Cr in FY25), though collections hit an all-time high of Rs.2,689 Cr (up 11% YoY). The company achieved its highest-ever quarterly collections in Q4 at Rs.834 Cr. Average price realization improved 7% to Rs.8,314/Sq.Ft. However, profitability declined sharply with Adj. EBITDA at Rs.14.7 Cr (1.8% margin) and a net loss of Rs.38.7 Cr for FY26. The company launched 4.6 Mn. Sq.Ft. of new projects and acquired/developments with ~Rs.2,250 Cr GDV during the year. Blackstone completed a phased equity investment in Q2 and now holds a 40% stake in the company. The project portfolio stands at ~37 Mn. Sq.Ft. with top-line potential of ~Rs.29,300 Cr.
The stock may face pressure due to the sharp decline in profitability (EBITDA margin at 1.8%) despite strong cash collections. The Blackstone strategic partnership provides credibility, but investors should monitor if margin recovery happens in FY27 given the higher price realization achieved in Q4.
