Kolte-Patil Developers (KPDL) reported FY26 pre-sales of Rs. 2,605 Cr (down 7% YoY from Rs. 2,791 Cr), with collections rising 11% to a record Rs. 2,689 Cr. Pre-sales volume declined to 3.13 Mn. Sq. Ft. from 3.60 Mn. Sq. Ft., while average price realization improved 7% to Rs. 8,314/Sq. Ft. Q4 FY26 pre-sales were Rs. 714 Cr (vs Rs. 631 Cr in Q4 FY25). The company achieved highest-ever quarterly and annual collections. Adjusted EBITDA collapsed to Rs. 14.7 Cr (1.8% margin) versus Rs. 227.3 Cr (12.9%) in FY25, and the company posted a net loss of Rs. 38.7 Cr for FY26. Gross debt stood at Rs. 1,142 Cr with net cash of Rs. 503 Cr. Blackstone holds a 40% stake following a phased equity investment. New land acquisitions in Bhugaon, Pune add ~3 Mn. Sq. Ft. GDV.
The sharp EBITDA margin decline to 1.8% despite stable revenue signals severe cost or project-level pressure. However, record collections and negative net debt provide balance sheet strength. Blackstone's strategic backing and a 37 Mn. Sq. Ft. project portfolio offer medium-term growth visibility.
