The Leela's wholly-owned subsidiary Leela Luxe Hotels & Resorts Private Limited (LLHRPL) has acquired a luxury resort/hotel business undertaking located in Coorg (Kodagu), Karnataka from Pai Vista Hotels Private Limited on a going-concern basis via a slump sale. The aggregate consideration is up to Rs. 560 crores, subject to post-closing adjustments. LLHRPL has also acquired certain adjoining land parcels and ancillary assets and liabilities from promoter shareholders of Pai Vista and their affiliates. The deal became effective on March 16, 2026, and was funded by Leela Palaces through an equity infusion and a debt facility provided to LLHRPL. The transaction is not a related-party transaction and the other parties have no connection to Leela's promoter or group companies.
This acquisition adds a new luxury resort asset in a high-potential leisure destination (Coorg) to The Leela's portfolio, supporting long-term growth in its hospitality business. However, funding the Rs. 560 crore deal partly through debt at the subsidiary level may increase leverage, which investors should watch closely.
