Lodha Developers reported record quarterly pre-sales of ₹58.9bn in Q4FY26, up 23% YoY, driven by strong demand across MMR, Pune, Bengaluru, and NCR. Full-year FY26 pre-sales reached ₹205.3bn (+16% YoY), though March saw ₹4.7bn in sales deferred due to the Iran war. Collections jumped 47% QoQ to ₹52.3bn in Q4, with full-year collections at ₹151.6bn (+5% YoY). The company added 12 projects in FY26 with total GDV of ₹600bn (2.4x its annual guidance), taking total available GDV for sale to approximately ₹2 trillion. Net debt fell ₹8bn to ₹53.7bn, with Net debt/Equity at a comfortable 0.23x.
Strong operational performance with record pre-sales and improving cash flows. The company plans to reduce business development investments over the next 24 months and increase free cash flow generation, which should improve balance sheet efficiency.
