Mindspace Business Parks REIT has informed the Exchange regarding Annual Full Valuation report for assets for FY ended 2025-26

Mindspace Business Parks REIT has filed its annual full valuation report for properties as of March 31, 2026, conducted by independent valuer KZEN Valtech Private Limited (registered with IBBI). The filing includes detailed valuation for Mindspace Madhapur (Sundew) property in Hyderabad, a Grade A IT Park spanning 40.25 acres with 5.87 million sq. ft. of leasable area across 8 IT buildings. The valuation was conducted using the Discounted Cash Flow method with a WACC of 11.75% and exit cap rate of 7.75%. For the 89% ownership interest held by the REIT, the market value is assessed at INR 79,638.12 million (INR 89,481.03 million for 100% interest). Key assumptions include in-place rent of INR 75.58 per sq. ft. per month and market rent of INR 105 per sq. ft. per month. All buildings are completed and operational with no under-construction components.
