Modis Navnirman Limited, a Mumbai-focused real estate developer, reported FY26 revenue of INR 189 crores, up 84% YoY from INR 102 crores. EBITDA grew 35% to INR 38.46 crores while PAT increased 26% to INR 29.14 crores. Q4 revenue was INR 51.49 crores, up 158% YoY driven by completions of Rashmi Vasudev and Rashmi Celestia projects. The company maintained its debt-free status with INR 6 crores in borrowings. Management acknowledged margin compression due to raw material cost inflation (particularly impacting Rashmi Square and Rashmi Signature) and upfront costs of newly launched Rashmi Icon and Rashmi Avenue projects. They guided that EBITDA margins will bounce back to previous levels in FY27. The company has 12.5 lakh sq ft under construction, 9 lakh sq ft in pipeline, and targets average selling prices of INR 27,000-28,000 in ongoing projects and INR 45,000-50,000 for premium Khar area projects. The company recently migrated from BSE SME to Main Board and completed merger of its private entity.
Strong revenue growth was offset by margin compression from raw material costs and new project investments. Management's confidence in margin recovery and healthy sales momentum in ongoing projects may provide support, though near-term margin pressure and low trading liquidity remain concerns.
