Mukand Limited has completed the sale of land parcels at village Dighe (Thane) to AGP DC Infra Private Limited for an aggregate consideration of Rs. 555.35 crores. The deal covers a 50% undivided share of about 2.44 acres (Rs. 43.98 crores) and a separate parcel of 14.18 acres (Rs. 511.37 crores). After adjusting Rs. 110 crores already received earlier, the company got a balance of Rs. 445.35 crores in cash. A further 3.07 acres at nearby village Kalwa, worth about Rs. 110.83 crores, will be transferred later once sub-division approvals come through. The company has said the land sale will not affect its day-to-day operations and is purely aimed at unlocking value from non-core real estate.
This is a meaningful cash inflow of over Rs. 555 crores for Mukand, which should strengthen its balance sheet and provide funds that can be used for debt reduction, capex, or growth. Since the land is non-operational and the buyer is unrelated to the promoters, this is a clean asset sale with no related-party concerns and no impact on the company's core business.
