Nisus Finance announced a successful exit from Project High Cliff, a 196-unit residential development in Bellandur, Bengaluru, through its flagship Real Estate Special Opportunities Fund-1 (RESO-1). The investment, made via rated, listed non-convertible debentures, delivered a 23% Internal Rate of Return (IRR) over a two-year period. The project, developed by Hiren Wahen Group, spans 1.4 acres with a saleable area of ~2.4 lakh sq. ft., targeting affordable and mid-income buyers. The company highlighted a USD 15 billion funding gap in India's special-situation real estate segment, where banks and NBFCs are restricted, positioning alternate fund managers like Nisus to fill the gap.
