Omaxe Limited has allotted 313 Unrated Senior Secured NCDs worth Rs. 31.30 crore (face value Rs. 10 lakh each) via private placement. This is the fourth tranche of an approved issue of up to 1,994 NCDs aggregating Rs. 199.40 crore, bringing total allotments to 946 NCDs. The NCDs carry a committed return of 12% IRR with tenure up to 54 months from July 2025. The debentures are secured by first charge on project assets (Grand Omaxe, Rajguru & Bhagat Singh, Project Resort-A&B Chandigarh) and guaranteed by promoters including Rohtas Goel and Mohit Goel. The NCDs are not proposed to be listed.
The 12% IRR represents a relatively high borrowing cost, which could pressure future earnings and cash flows. This debt raise via unlisted private placement limits retail investor participation and signals the company may be paying a premium for capital, possibly due to elevated credit risk or limited alternative financing options.
