PropShare Platina, India's first listed SM REIT scheme, submitted its mandatory half-yearly report to BSE for H1 FY26 (ended September 30, 2025) under SEBI REIT Regulations. The scheme, which owns 246,935 sq ft of Grade A office space in Bengaluru's Prestige Tech Platina, reported 100% occupancy leased to US-based 24/7 Customer (24[7].ai). Revenue from operations stood at ₹153.40 million with EBITDA of ₹151.35 million (98.66% margin) and Net Distributable Cash Flow of ₹150.70 million. The trust distributed ₹44,834 per unit, translating to an 8.52% annualized yield on IPO price, with a NAV of ₹3,758.02 million (₹11,18,125.56 per unit). Unit price traded in a narrow band of ₹970,000 to ₹1,025,000 during the period with very thin volumes (only 259 units traded in H1 FY26).
Routine regulatory compliance filing with no negative news; performance is stable with full occupancy, strong cash distributions, and no tenant or asset-level concerns reported. Investors should note the very low trading liquidity (259 units over 6 months), which makes it difficult to exit the position.
