Propshare Platina files FY26 annual valuation; Prestige Tech Platina asset valued at ~₹374 Cr

SM REIT Propshare Platina filed its FY26 annual full valuation report. The asset — 6 office floors in Building 2 of Prestige Tech Platina, Bengaluru's Outer Ring Road (246,935 sq.ft. leasable area) — was valued at ~₹373.99 crores by KZEN Valtech as on March 31, 2026. Key assumptions: in-place rent ₹103.17/sq.ft./month, market rent ₹101/sq.ft./month, 8% exit cap rate, 11.75% WACC. The Grade A office property (completed 2015, ~10 years old) is fully operational and held through SPVs. Valuation relies on an earlier Trilegal legal opinion on SPV ownership.
