Prozone Realty shared its Q1 FY26 investor presentation showing a strong turnaround. Profit After Tax swung to Rs 37.8 mn from a loss of Rs 56.9 mn a year ago. EBITDA jumped 150.7% YoY to Rs 212.6 mn with margin expanding sharply to 55.6% from 26.3%, driven by a stronger retail mix and lower residential drag. Total operating income rose 18.8% to Rs 382.4 mn, while revenue from real estate projects more than tripled to Rs 74.1 mn. Mall operations remain healthy with 96% leasing at Coimbatore, 92-94% at Ch Sambhaji Nagar, retailer sales of Rs 1.91 bn, and footfall of 4.9 mn (up 12% YoY). Residential projects also progressed with Rs 974.9 mn collected at Coimbatore and Rs 1,675 mn at Nagpur. Promoter holding stands at 51.51% post the recently concluded open offer.
The sharp swing to profitability, doubling of EBITDA, and strong leasing momentum are positive signals for shareholders. However, the turnaround is partly off a low base, and sustained delivery on residential collections and mall occupancy will be key to sustaining the momentum in the stock.
