Roadstar Infra Investment Trust has filed its half-yearly valuation report as on June 30, 2025, prepared by Ernst & Young Merchant Banking Services LLP, in line with SEBI InvIT Regulations. The report values the trust's net assets at Rs. 42,258 Mn against total assets of Rs. 78,543 Mn and liabilities of Rs. 36,285 Mn. Based on this, the Net Asset Value (NAV) per unit has been computed at Rs. 92.78, against 45.55 crore outstanding units. The trust operates six road special purpose vehicles (SPVs) spanning about 685 km across six states, with total adjusted enterprise value of Rs. 80,996 Mn. The valuation uses the Discounted Cash Flow method under the income approach. Notably, the NAV of Rs. 92.78 per unit is below the original issue/distribution price of Rs. 100 per unit at which units were allotted to IL&FS creditors in March 2025.
The NAV of Rs. 92.78 is about 7.2% below the Rs. 100 reference price at which units were originally allotted to IL&FS creditors, which may weigh on short-term unit price sentiment. For existing unitholders, this is the first independent valuation post-listing and provides a clearer picture of the underlying road asset portfolio's worth.
