Samhi Hotels, through its wholly owned subsidiary Barque Hotels Private Limited, signed an Agreement to Lease on 27 August 2025 for a ~260-room mid-scale hotel to be built within a mixed-use project in Hyderabad's Financial District, with lessors Mrs. P. Pramoda, Mrs. P. Harika and developer Aurean Eskar. The building will be constructed by Aurean Eskar and then handed over to Samhi for fitouts and branding, with Samhi's estimated development cost at roughly ₹1,250–1,430 million (about ₹125–143 crore). The deal is structured as a long-term variable lease that ties Samhi's commitments to the hotel's operating performance, keeping growth capital-light. This will become Samhi's third property in the Financial District, sitting alongside a 326-room Sheraton (Upscale+) and a 232-room Fairfield by Marriott (Upper Mid-Scale), and the company already runs 31 operating hotels with 4,806 keys across 13 Indian cities.
Positive for shareholders — the signing strengthens Samhi's density in a high-demand Hyderabad micro-market across three price tiers without tying up large upfront capital, which should support long-term portfolio returns; however, the final lease deed is still pending building sanctions, so the deal is not yet fully closed.
