Phoenix Mills reported strong operational performance for Q3 and 9M FY26 (ended December 31, 2025). Retail consumption grew 20% year-on-year to ~Rs. 4,787 crore in Q3 and 15% to ~Rs. 12,122 crore in 9M FY26, supported by festive demand and ramp-up of newer malls in Bengaluru and Pune. Commercial office leasing reached ~1.20 million sq ft in 9M FY26, with leased occupancy rising to 77% from 67% in March 2025; Millennium Towers 1 and 2 in Pune received occupation certificates and LEED Platinum certification. Hospitality at The St. Regis Mumbai delivered 10% year-on-year RevPAR growth in Q3, with 86% occupancy. Residential sales jumped sharply to ~Rs. 140 crore in Q3 FY26 from Rs. 58 crore in Q3 FY25, reaching ~Rs. 412 crore for 9M FY26.
Broad-based double-digit growth across retail, office, hospitality, and residential segments signals healthy operational momentum and could be viewed positively by investors. Improved occupancy, new certifications, and more than doubling of residential sales reinforce confidence in the company's diversified real estate portfolio.
