ICRA Limited has re-affirmed and upgraded credit ratings on Pass Through Certificates (PTCs) issued by India Shelter Finance under two mortgage loan securitization transactions. The Series A1 PTCs of RAFAEL 08 2021 were re-affirmed at the highest [ICRA]AAA(SO) level, while their outstanding rated amount dropped from Rs. 12.37 crore to Rs. 8.26 crore. Series A2 PTCs of RAFAEL 08 2021 were upgraded from [ICRA]A+(SO) to [ICRA]AA-(SO). Similarly, Series A1 PTCs of GHAR 09 2022 were upgraded from [ICRA]AA(SO) to [ICRA]AA+(SO) with outstanding amount falling from Rs. 48.15 crore to Rs. 36.65 crore, and Series A2 PTCs were upgraded from [ICRA]A+(SO) to [ICRA]AA-(SO). All upgraded tranches are still within the high investment-grade bracket, with no action touching non-investment-grade territory.
The upgrades reflect stronger credit quality in the underlying mortgage loan pools and should lower borrowing costs for India Shelter on future securitizations. For shareholders, this is a positive signal on asset quality and reinforces confidence in the company's lending book.
