The 35th CoC meeting of Ansal Properties' Fernhill Project (Gurugram) under ongoing CIRP was held virtually, chaired by Resolution Professional Jalesh Kumar Grover. The CoC was reconstituted with 594 homebuyer claims (Rs. 422.14 crore verified, 99.95% voting share). Key update: settlement talks with Samyak Projects (over land dispute) have narrowed to Rs. 37.5 crore, against the Rs. 20 crore proposed in the existing resolution plan — meaning the excess ~Rs. 17.5 crore plus additional charges (stamp duty/GST) would have to be borne by homebuyers. The NCLT hearing for approval of the resolution plan (IA-28/2024) is listed for 19 March 2025, along with 20+ other pending applications. The RP also reported multiple setbacks — the arbitrator's order went against Ansal, the Delhi High Court dismissed its writ petition, and the Letters Patent Appeal was also dismissed. New homebuyers' Authorized Representative Ms. Aakriti Sood (appointed by NCLT on 19 Feb 2025) was introduced. CIRP expenses of Rs. 10.44 lakh (05 Nov 2024 to 25 Feb 2025) were approved for e-voting.
Negative for shareholders — the project remains stuck in CIRP with no approved resolution plan yet, multiple litigation setbacks, and a potential additional financial burden on homebuyers if the Samyak settlement exceeds the SRA's Rs. 20 crore offer. Shareholders should watch the 19 March 2025 NCLT hearing closely as it could determine the project's future direction.
