ICRA has assigned a rating of [ICRA]AAA (Stable) to Brookfield India Real Estate Trust's proposed non-convertible debentures of up to Rs. 3,500 crore, which are yet to be placed. ICRA also reaffirmed the issuer rating at [ICRA]AAA (Stable) and reaffirmed the rating of [ICRA]A1+ for the commercial paper programme of up to Rs. 1,250 crore. AAA with Stable outlook is ICRA's highest investment-grade credit rating, indicating the strongest capacity to meet financial obligations. The ratings were communicated to the exchanges on December 11, 2025, under SEBI's REIT regulations.
This is a positive signal for unitholders and potential investors — it confirms that Brookfield India REIT maintains the highest credit quality, supporting its ability to raise debt at favourable terms. The reaffirmed top-tier ratings should reinforce investor confidence and have no negative implication for the unit price.
