Brookfield India REIT reported strong FY2025 results with Operating Lease Rentals rising 36% YoY to Rs 17,489 million and Net Operating Income up 37% to Rs 18,540 million. Gross leasing for the year reached 3.0 million sq ft (including 2.2M new leasing and 0.8M renewals), pushing committed occupancy up 6 percentage points YoY to 88%. The REIT declared distributions of Rs 19.25 per unit, up 8.5% over FY2024, with a total payout of Rs 10,537 million. During the year, Brookfield acquired a 50% stake in a 3.3 million sq ft North Commercial Portfolio from Bharti Group for Rs 12,280 million and raised Rs 4,728 crores via a preferential issue and QIP, more than doubling its public free float. The portfolio now spans 24.5 MSF across gateway cities at Rs 97 PSF in-place rent, supported by a 7-year WALE and AAA credit rating with 84% repo-linked debt.
Strong financial performance, double-digit DPU growth, accretive acquisition and successful Rs 4,728 cr capital raise position the REIT well for FY2026, with management guiding for 14% NOI growth and 20%+ DPU expansion backed by lease-up and easing interest rates.
