Godrej Properties reported standalone revenue from operations of Rs 1,395.16 crore for FY26, down from Rs 1,949.62 crore in FY25, representing a revenue decline. Profit after tax fell significantly to Rs 348.75 crore from Rs 1,011.01 crore in the prior year. Adjusted EBITDA margin compressed to 33.64% from 45.97% in FY25. The company posted negative operating cash flow of Rs 689.09 crore for the year. An exceptional item of Rs 18.10 crore was recognized due to incremental employee benefit liability from new Labour Codes. The auditor issued an unmodified (clean) opinion with an emphasis of matter regarding executive chairperson remuneration exceeding statutory limits by Rs 21.57 crore, pending shareholder approval.
The significant decline in profitability and negative operating cash flow are concerning for shareholders. However, the clean audit opinion and unchanged auditor provide some comfort. The company needs to improve collections and execution to reverse the profitability decline.
