Godrej Properties submitted its Q1 FY26 results, approved by the Board on August 1, 2025, with an unmodified opinion from auditors B S R & Co. LLP. On a standalone basis, revenue from operations fell sharply to ₹106.07 Cr from ₹189.47 Cr a year ago (down ~44%), while profit after tax dropped to ₹56.11 Cr from ₹491.32 Cr (down ~89%), though EPS stood at ₹1.86. On a consolidated basis, revenue from operations declined to ₹434.56 Cr from ₹739 Cr (down ~41%), but other income surged to ₹1,185.78 Cr from ₹960.48 Cr, lifting consolidated PAT to ₹598.40 Cr (up ~15% YoY) and EPS to ₹19.92. The company sold 2.5% stakes in three joint ventures and gained control of three other JVs, booking fair value gains in other income. Net worth stands at ₹17,912.64 Cr with a comfortable net debt-to-equity ratio of 0.26.
Weak operational performance on a standalone basis, but consolidated profitability benefited from one-time JV-related gains. Investors should watch whether the strong other income from JV revaluations is sustainable, as core real estate revenue momentum appears soft.
