Knowledge Realty Trust, India's largest REIT by market cap, announced its first quarterly results post its August 2025 IPO. Portfolio occupancy rose 340 basis points year-on-year to 92%, with gross leasing of 1.8 million sq ft in H1 FY26 at a healthy 29% average spread. Net Operating Income (NOI) grew 20% YoY to Rs. 19,544 million with record margins of 89%, while revenue rose 17% YoY to Rs. 22,019 million. The Trust declared its first unit-holder distribution of Rs. 6,900 million (Rs. 1.56 per unit). It also raised Rs. 16,000 million via AAA-rated listed non-convertible debentures at a 7.2% coupon and reduced its loan-to-value ratio from 31% to 18% using IPO proceeds.
Strong debut earnings with solid leasing momentum, rising occupancy, and industry-leading NOI margins are positive for unit-holders; the maiden distribution and significant deleveraging signal financial strength, though the headline framing of a 'material issue' appears inconsistent with the routine earnings content of the filing.
