Mindspace Business Parks REIT has completed the acquisition of two Chennai-based entities - Content Properties Private Limited (owning Block 3 with ~708,839 sq ft) and Sycamore Properties Private Limited (owning Block 1 and Block 2 with ~18,56,389 sq ft combined). As consideration for these acquisitions, the REIT allotted 1,36,71,136 units at Rs. 484.89 per unit to the shareholders of these two entities on a preferential basis. The total value of units issued is approximately Rs. 663 crore. The acquisitions add significant commercial real estate assets in Chennai's Pallikaranai area, expanding Mindspace REIT's portfolio.
Existing unit holders will face dilution as new units are issued as acquisition consideration. The move expands the REIT's asset base in Chennai with Grade A commercial real estate, including one under-construction building, which could support future rental income growth.
