PropShare Platina (a scheme under Property Share Investment Trust, an SM REIT) announced unaudited financial results for Q1 FY26 (quarter ended June 30, 2025). Consolidated revenue from operations was ₹76.28 million, broadly flat versus ₹76.41 million in the preceding quarter, while consolidated profit after tax jumped sharply to ₹41.70 million from ₹12.60 million, aided by a lower deferred tax charge of ₹15.85 million (vs ₹39.10 million). On a standalone basis, total income was ₹19.70 million and PAT was ₹19.10 million. The Board declared a distribution of ₹22,816.45 per unit, totalling ₹76.69 million for the quarter, of which ₹5,847.32 is interest and ₹16,969.13 is repayment of debt. The auditor flagged an Emphasis of Matter noting a SEBI show cause notice (May 30, 2025) to Axis Trustee Services for alleged oversight lapses in other REITs.
Unitholders will receive the declared distribution of ₹22,816.45 per unit. The consolidated PAT surge is largely tax-driven rather than operational, so investors should focus on steady revenue from operations (~₹76 million) and the SPV-level operating cashflows (~₹72.7 million) for the real earnings picture. The auditor's emphasis of matter on the SEBI notice to the Trustee (Axis Trustee) is a governance flag to monitor, though it pertains to oversight of other REITs and remains pending adjudication.
