Shriram Properties, through its subsidiary Bengal Shriram Hitech City Private Limited, has amicably resolved a long-standing commercial dispute with the Government of West Bengal by conveying 42.37 acres of land at Uttarpara, fully discharging the subsidiary's obligations. The company holds about 314 acres in Kolkata, of which roughly 48 acres are already being used for seven ongoing projects covering around 5 million sq ft, with about 80% already sold. The company plans to develop 5-6 million sq ft of new projects over the next 5 years with a potential gross development value of around Rs. 3,000 crores, while also monetising the remaining land/FSI to unlock incremental value.
Positive for shareholders — clears a long-pending overhang, frees up management bandwidth and capital for development, and opens a clear path to monetise and develop the large Kolkata/Uttarpara land bank, which could support future revenue and valuation upside.
