Aster DM Healthcare has signed a 30-year lease agreement with BREN Corporation and 5 other landowners for a property on Sarjapur Road, Bengaluru, to set up a new multi-specialty hospital with around 430 beds. The hospital will be built in two phases — 300 beds by FY27 and the remaining 130 beds by FY29 — at a total investment of ₹480 crore, funded through bank loans and internal accruals. An interest-free refundable security deposit of ₹58.65 crore has been paid. The project is aimed at tapping the growing healthcare demand in South-East Bengaluru, near upcoming IT corridors. Currently, the company operates 5,128 beds with 67% occupancy across its network.
This is a meaningful capacity expansion (about 8% addition to existing beds) requiring ₹480 crore of capital, which is a sizeable commitment but spread over phases through FY27-FY29. Shareholders may view this positively for long-term growth, though near-term debt component and lease lock-in of 12 years for Aster warrant monitoring. No related-party concerns as the agreement is with independent third parties.
