Brookfield India REIT has raised ₹3,500 crore (~US$390 million) through a Qualified Institutional Placement of 10.94 crore new units allotted on December 10, 2025. The issue was oversubscribed more than 3x, with total investor demand of over ₹10,900 crore, attracting marquee investors like SBI MF, Kotak MF, LIC, IFC, HDFC Life and White Oak. Proceeds will fund the acquisition of Ecoworld, a 7.7 million sq ft Grade A office campus on Bengaluru's Outer Ring Road, along with debt repayment and general corporate purposes. Post-acquisition, the REIT's operating portfolio will exceed 32 million sq ft with a gross asset value of over ₹53,000 crore. This is the third institutional placement since its IPO, with cumulative raises of ₹8,000 crore in 12 months — the highest ever by an Indian REIT.
Positive for unitholders — successful oversubscribed capital raise reflects strong institutional confidence and provides growth capital for portfolio expansion. However, the issuance of new units is dilutive, which may pressure the unit price in the short term despite the long-term growth story from the Ecoworld acquisition.
