Brookfield India Real Estate Trust (BIRET) has received Crisil AAA/Stable rating (highest safety, lowest credit risk) for its proposed non-convertible debentures of Rs. 1,500 crore and Rs. 2,000 crore (yet to be placed). Crisil also reaffirmed its existing AAA/Stable corporate credit rating on the REIT. Additionally, the Crisil A1+ rating (very strong safety for short-term obligations) was reaffirmed for the commercial paper programme of up to Rs. 1,250 crore (yet to be placed). The ratings were communicated via Crisil letters dated December 9, 2025, and disclosed under SEBI REIT Regulation 23(5)(d). The AAA rating indicates that Crisil views the REIT's debt servicing ability as the strongest, supporting its capacity to raise large sums at competitive rates.
This is a positive credit signal for unitholders — the top-tier AAA and A1+ ratings reaffirm Brookfield REIT's strong financial health and lowest credit risk, which should help it raise debt at lower costs and support stable distributions to unit holders.
