Dev Accelerator (DevX) has signed what it calls India's single largest managed office deal under its Development Management (DM) model — a 27-storey, 8 lakh sq ft Grade A+ commercial tower in Ahmedabad's Ambli-Bopal micro-market. The total rental value of the deal exceeds ₹850 crore, with projected annual revenue of ₹120 crore once operational. The project will add 8,500 seats, involves an investment of ₹100 crore spread over four years, and is expected to be ready in 2.5–3 years. The agreement runs for 15 years, with DevX locked in for four years. This follows the company's earlier 3.15 lakh sq ft Ahmedabad campus (3,200 seats, ₹36 crore revenue, 95% occupancy), and reinforces its Tier-2 city strategy targeting GCCs (Global Capability Centres).
This is a major positive for shareholders — the deal alone is projected to add ₹120 crore in annual revenue, which is more than 3x the revenue currently generated by DevX's existing 3.15 lakh sq ft Ahmedabad asset. It significantly expands the company's footprint and could materially boost future earnings, though benefits will accrue over the next 2.5–3 years as the project gets built out.
