Global Health (Medanta) has received approval from the Assam Cabinet for a new hospital project in Guwahati. The state government will lease 3.5 acres of land to the company for 60 years, renewable for another 30 years. This replaces an earlier 3-acre land offer from Assam Electricity Grid Corporation Limited, giving the company a larger parcel on the highway. The upfront land lease charge has been fixed at Rs. 56 crore, with additional estate charges of Rs. 2.42 per sqm per month. The cabinet also approved a common FAR for the larger land parcel, which will accommodate two hospitals and one hotel. The management is working on next steps including signing of MoUs and agreements with relevant agencies.
This is a positive development for Medanta's expansion into eastern India, adding a new greenfield hospital to its network. The larger land parcel (3.5 acres vs earlier 3 acres) and approved FAR provide more flexibility for the project. Shareholders should expect a meaningful capital outlay starting with the Rs. 56 crore land payment, with further updates as the project progresses.
