Leela Palaces Hotels & Resorts has announced the acquisition of a 71-villa ultra-luxury operating resort in Coorg, Karnataka, spread across 76 acres (with 54 acres available for future expansion). The purchase consideration is approximately Rs 5,600 million (Rs 560 crore), and the property will be rebranded as 'The Leela Coorg Forest Sanctuary'. The resort, which opened in 2025, features a 27,000 sq. ft. wellness centre, 4 dining venues, a 7-acre private lake, and a helipad, with Phase I expansion planned to add 19 villas taking total inventory to 90. The resort is expected to generate stabilized revenue of Rs 1,650–1,750 million with margins similar to Leela's profile (50%+). With this acquisition, Leela's portfolio grows to 15 properties with over 4,160 keys across 13 cities, with 9 more hotels in the pipeline.
Positive for shareholders — the deal expands Leela's footprint into the high-growth Coorg leisure market, leverages an off-market opportunity at attractive pricing, and is expected to deliver strong margins. The acquisition supports the company's stated goal of reaching 24 properties in three years and strengthens its pure-play luxury positioning.
