Mindspace Business Parks REIT has completed the acquisition of 51% securities and interest in Radial IT Park Private Limited from AIGP2 Chennai 1 Pte. Ltd. on June 8, 2026, following definitive agreements signed on April 14, 2026. The balance 49% was acquired by 360 One Real Assets Advantage Fund (co-investor) on the same date. The target company owns International Tech Park Chennai on Radial Road, comprising Tower 1 and Tower 2 with a total leasable area of approximately 2.6 million square feet. Mindspace REIT and the co-investor have also entered into a shareholders' agreement to govern the management of the asset under REIT Regulations.
Positive for unitholders — the deal expands Mindspace REIT's portfolio by ~2.6 million sq ft of prime office space in Chennai, boosting future rental income and distribution potential. The co-investor structure (Mindspace 51% / 360 One 49%) keeps the capital outlay manageable for the REIT while still adding a marquee asset.
