Nexus Select Trust has completed the acquisition of MBD Complex in Ludhiana for a total enterprise value of INR 531 crore, which includes INR 490 crore as purchase consideration and INR 10 crore as stamp duty. The asset comprises a 0.3 million sq ft Grade-A retail mall (95% occupied) and a 96-key Radisson Hotel, making it the trust's second acquisition since listing and fifth in North India. The deal was executed at approximately a 14% discount to the independent valuation and is expected to be accretive to both NAV (~INR 0.5 per unit) and DPU (INR 12 crore increase in NDCF for FY26). The acquisition was fully funded through the trust's maiden issuance of sustainability-linked bonds at a 7.2% coupon, keeping post-deal loan-to-value at a comfortable 18%.
Positive for unitholders — the acquisition is NAV and DPU accretive, expands the trust's footprint in a high-growth North Indian market, and strengthens the portfolio to 19 assets across 15 cities.
